Urban Planning
A Zonal Urban Development Plan (PUZ) is a statutory planning document that establishes detailed urban planning regulations for a specific area within a locality. It defines the framework for urban development by setting permitted land uses, planning parameters (site coverage ratio, floor area ratio, building height), circulation networks, and the relationship between buildings and public spaces.
A PUZ is required for projects involving changes in land use, complex land subdivisions, large-scale developments, or amendments to the existing urban planning regulations.
Preparing a Zonal Urban Development Plan (PUZ) is essential when developing new urban areas, modifying existing planning regulations, or changing the designated use of a site. A Detailed Urban Development Plan (PUD) is a statutory planning document prepared for an individual plot or a small development area. Its purpose is to provide detailed planning regulations and design guidelines in accordance with the provisions of the General Urban Development Plan (PUG) or the Zonal Urban Development Plan (PUZ).
The PUD defines the positioning of buildings on the site, access points, circulation routes, parking layout, building height, volumetric composition, and the integration of the proposed development within its urban context. In many cases, the approval of a PUD is a prerequisite for obtaining a Building Permit.
